Wood Floor Fittingin East Lothian

Every job starts with a free survey: we measure the room, check the subfloor for level and for moisture, and confirm that the floor you have chosen is suitable for the construction beneath it. Wood Floor Fitting in Musselburgh

Musselburgh sits at the Edinburgh end of the county, and a good deal of its housing is older, which usually means suspended timber floors with a ventilated void beneath. Those floors move with the seasons, and they carry moisture up from the space below when the airbricks have been blocked or painted over. Before anything is laid we lift a board where access allows, check the joists for level, and take a moisture reading rather than assuming.

Engineered board is the usual answer in a property like that. Its core is built in cross-bonded layers, so it holds its shape through the humidity swings an older house goes through, and it can be laid floating over an acoustic underlay or fixed down to the joists depending on what the survey finds. Solid wood remains an option where the subfloor is dry and stable and there is height to give up at the thresholds.

Carbon film is a dry-lay system. There is no adhesive, no screed and no wet trades, so the floor goes back down the same day it comes up.

  • The element is around 0.4mm thick, so thresholds and door clearances stay where they are
  • Rated 130W/m² - enough to be the only heat source in a well-insulated room
  • Depron insulation below the film stops your heat disappearing into the subfloor

Wood Floor Fitting in North Berwick

North Berwick is coastal, and that changes the specification. Indoor humidity in a house near the sea swings further across the year than it does inland, and further again where a property stands empty for part of it. A solid board will move with that swing; an engineered one is built not to.

For that reason we fit engineered board in most coastal properties, and we allow more generous expansion gaps at the perimeter than we would in town. A gap wide enough at the wall, hidden behind scotia or beading, is what stops a floor lifting at the joints in its second summer.

Where a house is a holiday let or a second home we will talk through the finish as well as the construction. A brushed and oiled surface can be touched up in patches by whoever looks after the property; a lacquered one is harder wearing, but a repair means refinishing the whole board. Neither is better than the other - it depends on how the house is used and who is there to look after it.

The work is the same wherever the house is: a free survey first, subfloor preparation where the readings call for it, then supply and fitting with skirting, beading and thresholds to finish.

Because we supply the heating as well as the floor, a room having both done is specified as one build-up rather than two separate jobs. The insulation, the carbon film, the vapour barrier and the board above them all have to suit each other, and getting that wrong is expensive to put right once the floor is down.
