Wood Floor Fittingin West Lothian

West Lothian is newer than the county on the other side of the city, and that shows in what is under the floor. Livingston is largely post-1960s, so the subfloor is usually solid concrete or chipboard on joists rather than boards over a ventilated void. Bathgate is more mixed, with stone-built property in the older streets and estate housing around them.

We supply and fit engineered and solid wood flooring across West Lothian, and the survey is where the job is decided. We measure, check the subfloor for level, and test it for moisture. On a concrete floor that test matters more than anything else: a slab still giving up water will ruin a timber floor laid over it, however good the board.

Wood Floor Fitting in Livingston

Most of the floors we lift in Livingston are concrete or screed. Concrete holds construction moisture for a long time and goes on passing it upward for longer than people expect, so we take a reading before quoting and specify a damp-proof membrane where the reading calls for it rather than as a matter of routine.

Over a solid subfloor an engineered board is normally laid floating, on an underlay chosen for the room: acoustic where there is a room below, or a heat-transmitting underlay where carbon film is going in underneath. A floating floor also copes better with the small level differences a poured floor tends to have, though anything beyond a few millimetres over a two-metre span gets levelling compound first.

Newer estates often have underfloor heating already, or the room is being taken back to the slab and it makes sense to add it. Not every wood floor is rated to sit over heating, so we confirm the manufacturer approves the range for it before the order goes in, and we set the thermostat to the surface temperature that manufacturer specifies.

Carbon film is a dry-lay system. There is no adhesive, no screed and no wet trades, so the floor goes back down the same day it comes up.

  • The element is around 0.4mm thick, so thresholds and door clearances stay where they are
  • Rated 130W/m² - enough to be the only heat source in a well-insulated room
  • Depron insulation below the film stops your heat disappearing into the subfloor

Wood Floor Fitting in Bathgate

Bathgate covers both kinds of property, and the two need different work. In the older stone-built houses we find suspended timber floors, sometimes with a void that has been closed up over the years and no longer breathes. Ventilation gets checked before a new floor goes down, because a timber floor over a damp unventilated void will cup whatever it cost.

In the newer housing around the town the story is the one told above for Livingston: a solid subfloor, a moisture reading, and a floating engineered board over the right underlay. Solid wood is still available where the construction suits it, and we will say so at the survey rather than steering you toward one or the other.

Either way, the finishing is what makes a floor look fitted rather than laid: expansion gaps that are hidden, beading scribed to the skirting instead of gapped, and thresholds that match the floor rather than the nearest thing in the van.
